Island with large towns?

Is there an island anywhere with lowish lag, and a grassy city urban area ? (so not Tonal, as thats deserty  ;) )

Kind of like Newland beta v3.0, but smaller, with less lag  :)

There will be soon - I have an island in BETA testing now.  It has large towns with 2-8 story buildings, well 2, 3, 6, 8).  The terrain is green rolling grassland - with almost zero lag - you can play it with 2000m viewdistance with no problem.
